Anytime Fitness has papered the windows at the northwest corner of Richmond Street West and Portland Street with “Coming Soon” signage, locking in a ground-floor unit inside 543 Richmond Residences at Portland. The window graphics push the usual franchise pitch, 24/7 access, a roster of more than 5,800 clubs, a free fitness consultation and a personalized plan, along with a QR code to the location’s Instagram and Facebook.
Most of the building’s other retail is already open. LSD°R Studios runs its King West Pilates and breathwork flagship out of Unit B2, with an entrance on Portland. Pet Planet opened its first King West store here in November, a flagship for a chain that has been around since 1996. Juno Veterinary has had a clinic on site since 2024. That leaves Anytime Fitness with one of the last corner units, wrapped in floor-to-ceiling glass with frontage on both streets. JLL holds the leasing mandate, with Brandon Gorman, Matthew Marshall, and Austin Jones representing the landlord.
The location sits one block south of Queen, a short walk from the Loblaws, Winners and Joe Fresh complex at Queen and Portland, and from HYVE, the nightclub that took over the old Velvet Underground space this spring after the 30-year live music venue closed last October. Head one block west and you hit Waterworks, the adaptive reuse project at 505 Richmond that added a food hall in 2024 and is finishing a YMCA this year.

Richmond and Portland is also the latest stop in a fairly quick run of downtown Toronto openings. Fort York Boulevard opened first, followed by a King Street West club in the former Sportsnet broadcast space in September 2025 and a Garden District location on Mutual Street a month later. Company location listings currently show 99 Ontario clubs in total, 93 of them open and six more marked as coming or opening soon. Richmond and Portland isn’t yet on that list, so it would be the 100th once it is.
The buildout itself looked well underway. Imagery posted to the location’s Instagram account show a rendering of a gym floor with purple carpet, neon signage and branded equipment. Presale memberships opened July 4, with tiered offers that include eight weeks free and a locked-in founding rate for early sign-ups, and the location started weekend open house hours for anyone looking to tour the space and lock in the offer in person.
