A significant retail transformation is reshaping Toronto’s Yonge-Dundas district, anchored by T&T Supermarket‘s February 13, 2025 opening at 20 Edward Street. The 31,000-square-foot Asian grocery store joins an unprecedented wave of retail development that includes over 150,000 square feet of new flagship stores at CF Toronto Eaton Centre.

The former Nordstrom space at CF Toronto Eaton Centre will welcome three major retailers in 2025: Quebec-based Simons will debut its downtown Toronto flagship across 110,000 square feet on three levels, while Nike will relocate to an 18,000-square-foot two-level flagship at Trinity Way. Eataly will open its fourth Toronto location in the same complex, making Toronto the only North American city with four outposts of the Italian marketplace concept.

The financial sector is expanding its presence in the area, with BMO establishing two significant locations. A new two-level 21,000-square-foot branch opened at CF Toronto Eaton Centre in November 2024, replacing the former Samsung store. This follows the 2023 opening of BMO Place, a 350,000-square-foot office space at 33 Dundas above the upcoming Simons, Eataly, and Nike locations.

Cadillac Fairview has invested more than $1.6 billion in CF Toronto Eaton Centre since 2010, including recent improvements to the galleria skylight roof and North Court renovations scheduled for completion in late 2024. The development reflects the area’s growing appeal, which attracts 50 million annual visitors and serves 45,000 Toronto Metropolitan University students.

At The Tenor (formerly 10 Dundas East), the 340,000-square-foot complex is undergoing its own transformation. Shake Shack has claimed the 7,300-square-foot corner unit previously held by adidas. The upper floors will house The Ballroom Bowl’s 13,800-square-foot entertainment venue and Hard Rock Cafe’s 9,925-square-foot return to the district, taking over the former Milestones space.

The district continues to see active leasing activity, with Healthy Planet recently opening in a 7,500-square-foot space at 322 Yonge Street. Meanwhile, The Atrium on Bay presents new opportunities following the departures of Rexall, Canada Post, and Baton Rouge.
